Home Maintenance Tips

Air Conditioning

bulletTo ensure efficient operation, check filters every month. Clean or replace as needed.
bulletHave annual system maintenance service performed one month before the cooling season begins.
bulletKeep the condensing unit free of debris.
bulletTrim shrubs and plants near condensing unit to ensure proper air flow/circulation.
bulletBent condensing unit fins can be straightened with a fine comb.

Heating System

bulletVisually inspect exhaust vent for rust, damage or deterioration

Electrical System

Electrical
bulletTo help prevent power outages, make sure there are not too many appliances plugged into one circuit.
bulletRegularly use self-test button on ground fault circuit interrupters/arc fault interrupters to ensure proper working order.
bulletBefore working with wires or electrical connections, check them with a voltage tester to be sure they are dead.
bulletUse ground fault circuit interrupter outlets where damp conditions exist (basements, bathrooms, outdoors, etc.), as required by the National Electric Code.
bulletLeave a warning message that you are working on the circuit at the service panel, and tape the circuit breaker in the off position. With a fuse box, take the fuse out.

bulletIf the door gasket is sealing properly, it should hold a dollar bill in place when closed.

Garbage Disposal

bulletTo clean the disposal, feed a full tray of ice cubes through it while running cold water.
bulletTo prevent stoppages, remember to run water during use and for at least twenty seconds after you finish.
bulletMake sure rubber splashguard is not damaged or missing.
bulletAvoid using a garbage disposal if you are on a septic system.
